2026 BUDGET AND ASSESSMENT

The Master Board and Finance Committee as well as the property manager have been working on the 2026 master budget since last July. This process is a cooperative effort of fifteen residents providing input and review. The goal of this process is to keep our community functioning well and looking at its best at all times, for a reasonable cost. You may not be aware that our current bulk cable contract will expire on February 7, 2028. For the past two years a committee has been working on either extending this contract or seeking a new provider. Five venders were interviewed, some, several times. For a number of reasons, it was decided to stay with Comcast. The biggest being cost saving. And the ability to start with new rates as of January 1, 2026, two years early. This single issue will save the community approximately $900,000 over these two years. Given this saving the master will reduce its annual assessment by $200 per year per door. Along with the new lower rates the master assessments should be stabilized for three to four years.

The services provided for in this budget include access control at three gates, nightly community patrols, beautiful landscaping at our entrances and along the main boulevard, Lakes and preserve maintenance, infrastructure issues such as roads, street lighting and drainage and our fiber optic cable system.

The 2026 master assessment this year will be $550 per unit per quarter down from $600 last year. Following is a breakdown of the major categories of expense:

The above costs include certain expenses that are shared with the Club for which they will reimburse the master association $239,700. The Comcast Bulk costs are significantly less than the current retail costs for cable, high speed internet services and equipment for all 978 residents.
